How Zell Verifies Every Property

Before any property is listed on Zell, our in-house team independently verifies who owns it, confirms it's legally approved, and physically visits it on site. Nothing goes live until it passes. That's the whole promise behind Zell: if it's on Zell, it's real.

In a market where buyers face fake files, forged ownership, and unapproved societies, we do the checking so you don't carry the risk alone.

What we verify on every listing

• Ownership & title. We independently check the official ownership record (the Fard / Sindh land record, and the society or DHA transfer office where relevant) — we don't just take the seller's word or their paperwork at face value.
• Seller identity & right to sell. We match the seller's CNIC to the ownership record, and confirm valid authority (including power of attorney) where someone sells on an owner's behalf.
• Legal approval of the project or society. We confirm the society or project is approved by the relevant authority (SBCA in Karachi), holds a valid NOC and approved layout, and does not appear on the official list of illegal or suspended schemes.
• Physical existence & accuracy. A Zell team member physically visits the property to confirm it genuinely exists, sits at the stated location, and matches its documented size and dimensions.
• Possession & records check. We check that possession is deliverable and review available records for obvious encumbrances or known disputes.
• General condition. During the on-site visit, we note the property's general condition so you know what to expect before you view.

How we verify

Every check above is carried out by Zell's own in-house verification team— not outsourced to the seller or the listing agent. Independent record checks plus a real, on-the-ground visit are what stand behind the “verified” you see on a Zell listing.

What Zell is — and isn't
