Zell verifies each property to best effort against available official records and a physical inspection at the time of listing.We are not a substitute for your own legal due diligence, and we don't offer a legal guarantee of clear title. Is every property on Zell verified?
Yes. No property is published on Zell until it passes verification. There are no unverified or self-listed properties on the platform.
How does Zell verify ownership?
We independently check the official ownership record (the Fard / Sindh land record, and the society or DHA transfer office where relevant) and match it to the seller's CNIC — rather than relying on seller-supplied documents.
Does Zell check whether a housing society is legal?
Yes. We confirm the project or society is approved by the relevant authority (SBCA in Karachi), holds a valid NOC and approved layout, and isn't on the official list of illegal or suspended schemes.
Does someone actually visit the property?
Yes. A Zell team member physically visits every property to confirm it exists, is in the right location, and matches its documented size.
Does Zell guarantee the property has no legal disputes?
We check available records for encumbrances and known disputes, but we don't guarantee a property is dispute-free — no one honestly can in Pakistan. We strongly recommend your own legal review before you transact.
