How this is measured
Source. The public search pages of Zameen, OLX and Ilaan for Karachi, read the way a browser does, every 15 minutes, by Zell’s portal monitor. No logins, no private data — only what any visitor sees.
Counting. A property listed on two portals counts once per portal. Listings under Rs 10 lakh for sale are treated as data errors. Sizes are normalised to sq yd (houses, plots) and sq ft (apartments); a per-unit figure is only shown where at least three listings have a usable size, and mis-parsed sizes are excluded by range checks (Rs 20k–30 lakh per sq yd; Rs 3k–1.5 lakh per sq ft).
Medians, not averages. Every rate is the median of the listings in that cell, so one absurd listing cannot move it. The 30-day change compares today’s median with the snapshot 8 days earlier.
Days on portal counts from the date the portal shows the listing was created (or the day Zell first saw it). Gone means the listing stopped appearing — sold, withdrawn or relisted under a new id; the portals do not say which.
Zell’s benchmark is Zell’s own rate per sub-area, maintained from verified listings and closed deals and used in the Zell Price Check; achieved vs asking comes from Zell’s closed sales. Both are Zell’s opinion, disclosed as such.
