Bahria Town Karachi is organised by precinct and offers new plots, villas and apartments on instalment plans as well as a busy resale market. Buying here is straightforward if you follow the official process and verify carefully. Here's how it works — and what to watch out for.
To transfer a Bahria Town Karachi property: the seller gets a No Dues Certificate (issued in 24–48 hours, valid about 15 days) that states the exact transfer fee, both parties attend the head office on transfer day for biometric verification and signing, the buyer deposits the transfer fee at the bank counter, and the allotment letter follows in roughly 7–8 days. Always verify the file, dues and precinct possession status first.
The buying & transfer process
Booking or resale agreement. New inventory is booked with a down payment on an instalment plan. For resale, buyer and seller sign a sale agreement stating price, advance (biyana) and transfer date, usually via an agent.
Clear dues / possession. For possession-ready units, outstanding instalments plus possession and utility/development charges must be cleared first.
Get the NDC. The seller applies at the Customer Support Centre for a No Dues Certificate — issued in ~24–48 hours, valid ~15 days, and stating the exact transfer fee and any overdue charges.
Buy the Transfer Set. A day or two before transfer, the seller/agent buys the Transfer Set (transfer form plus affidavit and undertaking on stamp paper); the buyer prepares a pay order for the balance.
Transfer day. Both parties attend the head office. The buyer deposits the transfer fee at the bank counter; the seller clears any dues. Seller signs first, then buyer, then two witnesses; both are photographed and biometrically verified. The buyer hands over the pay order.
Collect the letter. A transfer receipt is issued on the day; the allotment/transfer-of-title letter follows in ~7–8 days.
Documents you'll need
Seller: Bahria allotment letter or transfer receipt, original + copy CNIC, passport photos, the NDC, and (for houses/apartments/shops) a Clearance Certificate from Bahria Town Services.
Buyer: original + copy CNIC, passport photos, CNIC copies of your nominee (next of kin), bank deposit receipt of the transfer fee, and the Transfer Set (which includes the seller's affidavit and the buyer's undertaking on stamp paper). Overseas parties need an embassy-verified authority letter.
Fees
The Bahria transfer fee is property- and precinct-specific and is fixed on the NDC — don't rely on a generic figure. On top sit small costs like the Transfer Set and stamp paper, plus any overdue possession, utility or development charges. Government levies (stamp duty and advance tax) apply separately — see our property taxes & fees guide.
Cautions every buyer should know
File vs possession. A file is only a booking right — the plot may not have possession or developed infrastructure yet. Confirm the precinct's actual status before paying a premium.
Verify dues. The NDC reveals outstanding transfer, possession and development charges; pending dues will block or delay the transfer.
Verify ownership. Confirm at Bahria's official office that the allotment letter and registration are genuine and in the seller's name — watch for duplicate or forged files.
Transact officially. Only deal at official Bahria offices, use bank pay orders (never cash to a middleman), and be wary of rushed deals. Check the current legal/NOC status of the specific precinct.

Frequently asked questions
How is property transferred in Bahria Town Karachi?
Transfers are done in person at the Bahria Town Karachi Customer Support Centre / head office. The seller gets a No Dues Certificate (NDC), both parties attend on transfer day, the buyer deposits the transfer fee at the bank counter, documents are signed before witnesses with photos taken, and the allotment/transfer letter follows in about 7–8 days.
How much is the Bahria Town Karachi transfer fee?
There is no single fixed figure — the transfer fee depends on the property type, size and precinct, and the exact amount is stated on the NDC. Get it from the Customer Support Centre rather than relying on a generic number.
What is the difference between a file and possession in Bahria Town Karachi?
A 'file' is only a booking/allotment right and may be an open plot in a precinct that does not yet have possession or developed infrastructure. Possession is released precinct by precinct, so always confirm the precinct's actual possession and development status before paying a premium.
How long is a Bahria NDC valid?
A Bahria No Dues Certificate is typically issued within 24–48 hours and is valid for about 15 days, after which a fresh one may be required.
