Construction is priced per square foot of covered area, and the rate depends mainly on two things: the scope of work (grey structure or a complete turnkey house) and the quality of finish. Here are current Karachi rates for 2026 and how to apply them.

In 2026, grey structure in Karachi runs roughly Rs 2,700–4,000 per sq ft and finishing adds about Rs 3,300–9,000 per sq ft, so a complete turnkey house is about Rs 6,000–13,000 per sq ft of covered area. As a worked example, a 240 sq yd house (~3,000 sq ft over G+1) at premium turnkey rates is roughly Rs 2.3–2.9 crore. These rates cover construction only and exclude land, design fees, government approvals and utility connections.

Grey structure vs turnkey

Grey structure is the bare building — excavation, foundations, columns, walls, slabs, staircase and plaster — with no finishes. Turnkey (or finished) means a move-in-ready house: flooring, tiles, kitchen and wardrobes, doors and windows, paint, and the full electrical and plumbing fit-out. Finishing is where quality — and cost — varies most.

What drives the cost

Beyond quality, the biggest factors are design complexity, basement or extra floors, soil and foundation conditions, boundary walls and external works, and the state of the market for cement, steel and finishes. Two houses of the same size can differ by 30–40% based on finish alone.

What's not included

These rates cover construction only. They exclude the land, architect and structural design fees, government approvals and utility connections, and any premium landscaping or imported specialty items. Budget for those separately.
